Coordinate the structure before funds or title move.
An improvement exchange can allow qualifying improvements made during the exchange period to contribute to the value of replacement property received by the exchanger. The replacement property generally must be parked with an exchange accommodation titleholder while the work is completed.
Plans, contracts, budgets, draw procedures, lender requirements, title, and the exchange deadline must be coordinated early. Only qualifying real property received before the exchange period expires can support the exchange, even if additional work continues later.
